Part Eighteen : Risks of Mortgagee Property Auctions:
i.) Planning Essential
The lawyer is probably the most important person you can make as part of you team of advisers. From the beginning to the end of buying at a Mortgagee auction you may have need of their services as advised in the previous parts. The lawyer will help you with the following items
a) Check the title and Lim report.
b) If you need finance they will help you with the conveyancing needed to complete the deal.
c) Can advise you on the way to protect you from some of the pit falls at the mortgagee auction. Get the sale and purchase documents to them to advise you what you are trying to buy.
d) If you are successful bidder you may have to evict the previous owner. You may have to deal with the existing tenants and it’s important to know your rights and how to deal with the situation. Know what you can do and how long this may take in both situations.
